TGM Associates provides investment management and advisory services, focusing on direct and indirect investments in multifamily residential real estate in the US. TGM's clients are private funds whose investors are institutions, benefit plans, and state pension plans. TGM also provides property management services through its affiliate, TGM Communities LLC. TGM expects to begin investing in Freddie Mac K-Deal securitizations on behalf of certain Clients on a non-discretionary basis.
Fee Structure
TGM Associates manages investments for private funds and charges a base investment advisory fee of up to 1% of the average daily equity invested in the fund. TGM or an affiliate also earns property management fees of up to 4% of collected revenues. Additionally, TGM earns an incentive fee of up to 20% of a specified threshold paid annually or upon liquidation of the investment.
