Blue Vista Capital provides investment advice related to real estate equity and debt investments primarily in the U.S. and Canada. Blue Vista uses an analytical approach to deal selection and investment determination, emphasizing capitalizing on current real estate market dynamics.
Fee Structure
Blue Vista Capital manages investments for pooled investment funds and separately managed accounts.
For pooled investment funds, Blue Vista or its affiliates generally receive management fees, carried interest allocations, and/or performance fees. An affiliate typically receives a management fee from each closed-end fund, which during the investment period is typically up to 1.5% of capital committed to the fund. After the investment period, the management fee is typically based upon a percentage of unreturned invested capital. An affiliate receives a management fee from an open-end fund that is typically based on such fund’s net asset value, which may range up to 1.35% per year. An affiliate also typically receives carried interest distributions or an incentive allocation from each fund of up to 20% of the net realized returns from all investments or, in the case of an open-end fund, up to 15% of each investor’s unrealized returns over a hurdle rate for each incentive allocation period.
For separately managed accounts, Blue Vista and/or an affiliate charges a negotiable annual fee ranging between 0.50% and 1.50% of client invested capital. In addition, Blue Vista and/or such affiliates may receive incentive distributions, ranging from 10% to 20% of net realized returns from all investments held by such account.
