Fee Structure
CVA provides asset management services that include devising and implementing annual strategic plans; arranging debt financing and any refinancing; overseeing joint venture operating partners; evaluating ongoing financial performance; approving annual budgets, major leases and other key decisions and implementing disposition strategies. The fees for these services vary depending on the client type:
- Commingled Funds: Quarterly management fees are up to 1.00% annually of the fund's net asset value for open-end funds and up to 1.50% annually of the aggregate capital contributions for closed-end funds.
- Separately Managed Accounts (SMAs): Fees are negotiable and can be calculated based on gross asset value, gross projected costs, net asset value, net operating income, or cash flow. Quarterly fees based on gross asset value, gross projected costs, and net asset value range up to 1.00% annually. Quarterly fees based on net operating income or cash flow range up to 7.0% annually.
