Property Investment Advisors (PIA) specializes in commercial real estate development opportunities and limited acquisitions of existing real estate. PIA manages investments for endowments, foundations, and other accredited investors across private blind pool funds and single project funds. PIA operates pooled investment vehicles and does not tailor its advisory services to the individual needs of its investors.
Fee Structure
PIA manages pooled investment vehicles (funds or projects). Each fund or project pays an annual management fee, typically between 1% and 2% of called capital. These fees are negotiable and may be discounted for larger commitments or specific timeframes. PIA also receives a performance-based incentive distribution, typically between 10% and 20% of realized profits after expenses, management fees, and an 8% annual preferred return to investors.
