Saratoga Realty Investors (SRI) manages two real estate funds (Fund I and Fund II) and provides advisory services to Saratoga Property Advisors (SPA). SRI identifies investment opportunities, facilitates acquisitions, monitors investments, and provides administrative services. SRI's clients are foreign investors, including corporations, endowments, trusts, pension plans, and high-net-worth individuals. SRI has non-discretionary authority.
Fee Structure
Saratoga Realty Investors manages real estate funds, Fund I and Fund II. Fees for these funds are detailed in their offering documents. Fund I pays a monthly management fee of approximately 1.0% annually of gross assets. Fund I also pays an annual performance fee equal to 30% of the Fund's Net New Income. Fund II pays a monthly management fee of approximately 1.0% annually of gross assets. Fund II also pays an acquisition fee of 3% of each property's purchase price and an exit fee of 30% of net capital gains when properties are sold.
