Seneca Capital Management's investment strategy primarily includes pursuing both current income and longer-term gain for its investors through acquiring and operating a portfolio of income producing properties, with an emphasis on manufactured housing communities, self-storage, student housing and medical office buildings.
Seneca Capital Management is compensated for advisory services through an asset-based management fee (generally 2% per year of called capital contributions), acquisition fees (3% of the full purchase price of each asset acquisition), and may receive performance-based compensation (20% or 25% of profits subject to payment of a Preferred Return and the return of all Capital Contributions).
