Baseline Partners manages two private investment funds, Baseline CRE Income Fund and Baseline Credit Opportunity Fund. These funds invest in credit opportunities within the U.S. commercial real estate markets, primarily first-lien and short-term loans collateralized by real property. Baseline does not manage assets for individual clients or tailor its services to individual needs.
Fee Structure
Baseline Partners manages two private investment funds, and charges a management fee based on the class of units held by the fund's members.
- Class A and AR Units: 2.0% per year of the fund's net asset value.
- Class B, C, BR, and CR Units: 1.5% per year of the fund's net asset value.
- Affiliate and Affiliate R Units: 1.0% per year of the fund's net asset value.
- Founder and Founder R Units: No management fee.
Baseline Partners also receives an incentive allocation of the fund's profits, which varies depending on the class of units held by the members. The incentive allocation is subject to a hurdle rate of 7% of the member's beginning capital account balance.
