RCF3 invests equity in commercial real estate with partners who manage the day-to-day operations. Investments are structured as joint ventures or preferred equity investments, targeting properties valued at $50 million or less.
Fee Structure
RCF3 charges fund investors a management fee for investment management services. These fees typically range from 1.00% to 1.5% annually, based on invested capital or unreturned capital contributions. The General Partners may also receive a percentage of profits from fund investors, typically ranging from 10% to 20%. RCF3 may also receive origination and asset management fees from co-investors in co-investments, each at 1.0%.
