RSC Industrial Asset Management Group 2 (RSCI2) manages investments for private investment funds organized by an affiliated investment advisor. These funds are generally available only to qualified clients through a private offering memorandum. RSCI2 invests in commercial real estate equity with partners who manage day-to-day operations. Investments are structured as joint ventures or preferred equity, targeting properties valued at $50 million or less, including multi-family, industrial, retail, and office properties.
RSC Industrial Asset Management Group 2 charges fund investors a management fee that generally ranges from 1.00% to 1.5% annually, based on invested capital or aggregate unreturned capital contributions. The general partners may also receive a performance allocation from fund investors, generally ranging from 10% to 20% of profits. Co-investors in a co-investment will be charged an origination fee of 1.0% of invested capital and an asset management fee of 1.00% of invested capital.
